How to use the result
What the calculator works out
It turns your plot and your floors into built-up area: the floor you actually build, added up over every floor. Construction is priced on that area, not on the size of the plot, so it is the first number to get right.
You cannot build over the whole plot. The building rules keep open space at the front, the back and the sides, and how much depends on the plot and the road it faces. The calculator assumes each floor covers about 75% of the plot, and says so beside the result. Your sanctioned drawing sets the real figure.
From built-up area to a budget
Multiply the area by a rate per sq ft. In 2026, published rates for building a home in Bengaluru run from about ₹1,700 to ₹3,500 per sq ft of built-up area, depending on the finish, and most standard homes land between ₹2,000 and ₹2,800.
| Plot and floors | Built-up area | At published market rates |
|---|---|---|
| 30×40, G+1 | 1,800 sq ft | about ₹31 lakh to ₹63 lakh |
| 30×40, G+2 | 2,700 sq ft | about ₹46 lakh to ₹95 lakh |
| 30×50, G+2 | 3,400 sq ft | about ₹58 lakh to ₹1.19 crore |
| 40×60, G+2 | 5,400 sq ft | about ₹92 lakh to ₹1.89 crore |
The rates and where they come from are in our guide to construction cost per sq ft in 2026. For a 30×40 site worked through floor by floor, read what a 30×40 home costs.
What the rate leaves out
A rate per sq ft covers the building. It does not cover the land, the plan approval fees, the power and water connections, the soil test, the compound wall or the interiors, and those add lakhs, not thousands. Ask every builder to show them as separate lines.
